A better investment lens
Residential returns can come from regular rent and long-term capital appreciation. Rental yield, net cash flow and overall ROI each answer a different question—use all three before deciding.
What is rental yield?
Rental yield measures the annual rent generated by a property as a percentage of its purchase price. It is a useful first check for investors, landlords, NRIs and outstation owners—but it is not the whole investment story.
Gross rental yield
Annual rental income ÷ Property purchase price × 100
Worked example
Property value
₹1 crore
Monthly rent
₹35,000
Annual rent
₹4.2 lakh
Gross rental yield
4.2%
Gross yield is not net yield
Gross yield uses rent received. Net yield gives a more realistic view because it accounts for the cost of owning and operating the property.
Gross rental yield
Annual rent ÷ property value × 100. A quick way to compare similar homes, but it excludes expenses.
Net rental yield
Net annual rental income ÷ total investment × 100. This is more useful for a serious investment decision.
Costs that can change the real return
- Property maintenance and association charges
- Repairs, insurance and property tax
- Management fees and tenant-replacement brokerage
- Vacancy periods, appliances and furnishing upkeep
Rental yield and ROI are different
Rental yield focuses on rental income. Return on Investment (ROI) takes a broader view: rental income, capital appreciation and the costs of acquiring and holding the property.
Overall investment return
Rental income + capital appreciation − investment costs and expenses
A property bought for ₹1 crore that later reaches ₹1.20 crore has potentially gained ₹20 lakh in capital value, alongside any rent collected during the holding period. A moderate yield with strong fundamentals for appreciation may suit a long-term investor; a higher yield with limited appreciation may better suit someone prioritising regular income.
What changes rental yield in Chennai?
Location and tenant demand
Demand varies by micro-market. Properties near work hubs, transport and daily conveniences can attract different tenant profiles.
Property type and purchase price
Compare like with like. A compact apartment and a luxury villa can deliver very different yield profiles.
Location signals to evaluate
IT corridors and major employment hubs
Metro and transport connectivity
Educational, healthcare and business districts
Established communities and local tenant profile
OMR, Sholinganallur, Perungudi, Velachery, Guindy, Adyar and Anna Nagar all have distinct rental dynamics. Assess the exact property, its condition and likely tenant—not only the locality name.
Remember total acquisition cost
Calculate against the actual money invested, not only the quoted price. Registration, stamp duty, legal work, brokerage, interiors, furniture, appliances and renovation can materially affect the return.
Vacancy and maintenance matter
Expected rent is not always rent received. One vacant month at ₹40,000 reduces annual rent from ₹4.8 lakh to ₹4.4 lakh. Use expected rent × expected occupancy, then account for repairs, upkeep and recurring charges.

Furnished versus unfurnished
Furnishing may command a higher rent for corporate employees, relocating professionals or expatriates, but it also adds upfront investment and replacement costs. Check the additional investment, extra rent, payback period and resulting net return—not only the headline rent.
How to compare two Chennai properties
The higher yield is a useful signal, not an automatic winner. Consider durability of demand, condition, cost and future optionality together.
Property A has the higher gross yield. Still compare vacancy risk, maintenance, building age, builder quality, resale demand, infrastructure and capital-appreciation potential before choosing.
A practical note for NRI and outstation owners
Your investment return also depends on how the home is managed. Tenant sourcing, inspections, rent tracking, repairs, exits and vacancy periods all affect the owner experience and cash flow.
Professional management can protect performance
It cannot guarantee ROI, but a structured process can help protect income and property condition through tenant screening, rental marketing, maintenance coordination, inspections, renewals, expense tracking and clear reporting.
